Booking terms and house rules.

Live availability and direct-booking inventory are managed in Hospitable and synchronized with the connected Airbnb and Booking.com listings. The Hospitable calendar shown on this website is the source of truth for online checkout.

Selecting dates does not by itself create a reservation. A stay is confirmed only after the Hospitable checkout completes successfully and Hospitable displays or sends the booking confirmation.

The booking is for the entire private penthouse, with one private bedroom, one king-size bed and one bathroom. Maximum occupancy is two registered guests. Unregistered visitors are not permitted.

Check-in is from 15:00 and check-out is by 11:00, using self check-in through a secure lockbox. The access code is normally sent through the confirmed booking contact channel 24 hours before arrival.

The exact address remains private until the confirmed arrival process.

Smoking is not permitted. Quiet hours apply after 22:00. Parties and events are not permitted. Pets require prior approval. Only the registered guests may access the accommodation.

The property discloses an exterior security camera covering a common area. Safety equipment includes smoke and carbon-monoxide detectors, a fire extinguisher and a first-aid kit.

Optional extras currently offered are hot-tub heating at €20 per day, fireplace use at €15, cocktail-bar preparation at €50 and one bottle of wine at €10. Each extra is subject to advance request, confirmation and availability.

An extra is not included in the accommodation total unless it is explicitly displayed in the booking price. Its current price and arrangement should be confirmed before purchase.

The accommodation rate is €180 per night. A €50 cleaning fee is charged once per reservation, and the second registered guest adds €11 once per reservation. Hospitable displays these charges, any confirmed extras and the complete booking total before payment. Review the dates, nights, guests, included items and total carefully before continuing.

The full booking total is due upfront at checkout. Payment is processed through the Stripe account connected to Hospitable. The payment methods offered are those displayed in the secure checkout, and full card or wallet details do not pass through this website or the host.

A payment step or return page is not a separate booking confirmation. Rely on the confirmation displayed or sent by Hospitable after successful checkout.

The cancellation policy attached to the reservation is shown during Hospitable checkout and becomes fixed when the booking is created. Under the current Firm — 100% upfront policy, cancellation receives a 100% refund when made within 24 hours after the booking is accepted, provided the booking was made at least 7 days before check-in.

A cancellation made at least 30 days before check-in receives a 100% refund. A cancellation made at least 7 days but fewer than 30 days before check-in receives a 50% refund. A cancellation made fewer than 7 days before check-in is non-refundable. The policy displayed and accepted in Hospitable at the time of booking governs the reservation.

If Stripe or your bank shows a completed payment but Hospitable does not show or send booking confirmation, do not pay again. Contact the host so the payment and reservation can be reviewed.
